Terms and Conditions

Prices quoted are per room per night and include full Yorkshire breakfast, VAT charged at the prevailing rate.

Arrival – Check Out Times

Guests are welcomed after 3.00pm on the day of arrival and are requested to vacate their rooms by 11am on the day of departure. These times can sometimes be flexible, and if an earlier or later check in/out is required, we will make every effort to accommodate. Charges may apply. Late check outs will be charged at full day rate, if not pre booked.


A £80 deposit is paid at time of booking and is non refundable. This deposit secures the room.


Please note that whilst we will make every effort to re-let accommodation when cancelled. If cancelled 7 days before date of arrival, no fee will be charged. If cancelled later in the 7 day period, 100% of the reservation will be charged. In case of no-show, the total price of the reservation will be charged. We strongly advise guests to take out travel insurance in case of cancellation due to unforeseen circumstances to cover cases such as- bereavement, medical appointments, medical conditions, illness, adverse weather conditions etc to include all guests on the booking

Cancellations can only be accepted in writing either by post or email, your room is NOT cancelled until you receive a cancellation letter from Ashmount House.

Individual booking policy – Cancellation Policy 7 days ( 12.00 mid day) in writing.

Group bookings 2 or more rooms – Cancellation Policy 14 days. (12.00 mid day) in writing.

Amendments or Cancellations by the hotel

Should the hotel for reasons beyond its control need to change a booking/room, then it will use all reasonable endeavours to offer the client alternative comparable facilities at no additional cost or liability. In these circumstances the client may accept or decide to cancel the contract, and accept the return of the deposit and any other monies paid in advance. This is the limit of the hotels responsibility.


Payment can be made using Visa, MasterCard, Maestro or Delta cards, cheques accompanied by a cheque guarantee card, or cash. Where deposits are paid by cheque, we will also need valid card details, to secure the booking against last minute cancellations. Any booking made will be guaranteed against the credit card given and amounts payable will be taken in regard to cancellations.
We normally offer a minimum two night stay over the weekends and are not able to offer single night stays on Friday or Saturday evenings unless previous bookings allow.

No Pet/Animal Policy

We have a strict no pets/animals policy at Ashmount House and we reserve the right to refuse pets/animals onto and inside the property. We advertise Ashmount House as a pet free zone and therefore guests with allergies to fur/down will book based on the fact that we are pet free. It is a serious offence that is potentially life-threatening to sufferers of such allergies and as such will incur a fine of £500 if a guest is found to be flaunting the rules. The penalty will be taken from the credit card/debit card used at check-out.

Lost Property

We have a minimum handling charge of £5.50 for returning guest property, plus postal charges.

If not claimed we hold property for a period of 14 days. It will then be passed to a local charity shop.

Ashmount County House does not accept liability for any lost, stolen or damaged items.

License charges

We have a residential license and guests are asked not to bring their own wines and spirits on to the premises. Consumption of guests own beer, wines and spirits at Ashmount is charged at £10 per bottle.


We also ask that guests refrain from bringing takeaway food in to their rooms due to the risk of spillage and unpleasant, lingering odours. Any damage caused by spillage will be charged.

Any other damages will be charged accordingly.

Disabled Guests

We are committed to doing all we can to accommodate less able visitors and those with special requirements. If you have any special needs we will be very happy to discuss these with you. Please see our access statement on the main site.


Full payment for the chosen rate plan is payable at the time of arrival, less the prepaid deposit. Any subsidiaries on the account can be settled at checkout.

Accounts must be settled in full on departure by Credit or Debit Card, Cash or Cheque supported by Cheque Guarantee up to the value of the card.


There are 13 free parking spaces for residents and some on street parking. If you are visiting for a function or to dine, please note that residents have priority in the car park. Parking is at owners risk (car and contents)


We reserve the right to charge for breakages and/or damages to Ashmount House, against the card held for payment. Persons making the booking will be held responsible for any damages.


Please Note: From 1st July 2007, we are required by law to go “smoke free” and guests will no longer be able to smoke. As accommodation providers we could be fined up to £2500 if we fail to enforce these laws. Regrettably, anyone who has been found to be smoking indoors will be liable to a cleaning charge of up to £100, payable against the credit card held to cover the booking. You are deemed to have accepted these terms and conditions by reserving a room.

Additional Information

  • Check-in times are from 3pm until 9pm. Checkout is 11:00am. Please let us know if you require a check-in or check-out at different times and we will do our upmost to accommodate your request. Early check-in (from 1pm) is also available at a cost of £20.00. Late checkout (till Midday) is available at a cost of £20.00
  • Weekend Stays. Most weekends require a minimum 2 night stay with Christmas and Bank Holidays charged at weekend rates.
  • Bar and Lounge.  Ashmount has a fully licensed ‘honesty’ bar in a comfortable guest lounge.  If we are not around to serve you, simply detail your drinks and we will add them to your room account.
  • Business Tariff.  Our business tariff is available on last minute bookings when rooms are booked on a single occupancy basis. £79 per night, bed and breakfast on selected rooms.  Please enquire for more details.
  • Special requests. Should you have a special request that can’t be facilitated through the online booking system, please contact us on 01535 645726.
  • Office hours.  We are open from 8am to 10pm every day apart from Christmas Day.
  • WiFi is available throughout the house
